Southwest Montana Real Estate: Outlook for the Second Half of 2025

The first half of 2025 brought a mix of challenges and opportunities to the housing market—both nationally and here in Southwest Montana. Mortgage rates remain elevated compared to pre-2020 levels, inventory is gradually increasing, and while prices are stable in many areas, certain markets are beginning to soften.

Drawing on local sales data from our July 2025 market update and national housing forecasts, here’s what buyers, sellers, and investors can expect in the months ahead.

The National Housing Market: Slow but Steady

Mortgage Rates

Economists anticipate mortgage rates will hover in the mid-6% range for the rest of 2025, with only gradual easing toward year-end. This modest decline may help improve affordability, but it won’t be the substantial drop some buyers were hoping for.

Inventory and Sales Pace

Nationally, housing inventory has increased year-over-year, giving buyers more options and creating a more balanced market. However, sales volume remains below historic norms due to affordability constraints and cautious buyer sentiment.

Pricing Trends

Most experts predict flat to slightly positive price growth nationwide for the rest of 2025, with isolated declines in markets where inventory has risen fastest. A broad-based “crash” remains unlikely due to strong owner equity, low foreclosure rates, and limited overbuilding.

Southwest Montana: Key Local Trends

From our July 2025 presentation, we’re seeing the following patterns across Bozeman, Big Sky, and surrounding communities:

  • Active Listings – Up from summer 2024, providing buyers with more selection across nearly every price segment, particularly in move-up and luxury tiers.

  • Days on Market – Longer marketing times compared to last year, though well-priced and well-presented homes are still moving quickly.

  • Pricing – Steady in core, in-town neighborhoods; some softening in higher price points and discretionary second-home markets.

  • Concessions – Seller incentives such as mortgage rate buydowns, closing cost credits, and inspection allowances are becoming more common.

What This Means for Buyers

  1. More Options – Increased inventory gives buyers greater flexibility to compare properties and negotiate.

  2. Focus on Payment, Not Just Price – Small shifts in rates or a seller-paid buydown can have a bigger monthly impact than a minor price reduction.

  3. Neighborhood Matters – In-town and amenity-rich areas remain competitive, while some lifestyle properties outside the core may offer better negotiating opportunities.

Buyer Strategy: Get pre-approved, consider rate buydown options, and target homes that have been on the market for 21+ days.

What This Means for Sellers

  1. Preparation Is Essential – Homes in great condition with competitive pricing still draw strong interest, even in a slower market.

  2. Know Your Price Band – Entry-level and in-town properties are holding value; luxury and second-home tiers may require strategic pricing and incentives.

  3. Use Concessions Wisely – Offering closing credits or rate buydowns can help you attract buyers without sacrificing your net proceeds.

Seller Strategy: Complete any pre-listing repairs, price precisely for your submarket, and factor in potential buyer incentives when setting your strategy.

The Investor Perspective

  • New Construction – Builders nationally are offering incentives to offset rate pressure; locally, this can create opportunities for buyers in overlapping segments.

  • Rental Market – Expect steady demand in Bozeman’s long-term rental sector, but underwrite conservatively given current financing costs.

Our Outlook for Late 2025

  • Sales Volume – Likely to remain below historical norms but improve slightly as buyers adapt to current rates.

  • Pricing – Expected to stay flat to slightly higher in core neighborhoods, with selective softening in higher-end or discretionary segments.

  • Time on Market – Elevated compared to 2024, rewarding patient buyers and strategic sellers.

The Bottom Line

The second half of 2025 will continue to be a balanced-to-buyer-leaning market in much of Southwest Montana. While conditions remain competitive in certain in-town neighborhoods, increased inventory and longer days on market are opening new doors for buyers.

For sellers, pricing strategy and presentation remain key, while for buyers, flexibility and patience can lead to better terms.
