What the Active Market Actually Looks Like Right Now in Bozeman and Big Sky

These are not projections or closed-sale averages. This is what is listed today, in August of 2026, what it costs, and how long it has been sitting.

Bozeman — 271 Active Listings

The market runs from $279,000 to $4,685,000, with a median list price of $695,000, an average of $887,734, and a median price per square foot of $384.53.

The entry tier ($279,000 to $500,000) is almost entirely condos and smaller townhomes, 1 to 3 bedrooms, mostly under 1,500 square feet. This is the most accessible point of entry into Bozeman ownership, and there is more of it available than there was two years ago.

The middle band ($500,000 to $800,000) is the most active segment, covering 3-bedroom attached product, smaller single-family homes, and new construction across neighborhoods like Harvest Creek and Norton Ranch. Bozeman’s percentage of list price received was 97.6% in Q1 2026, up from 96.9% in Q1 2025, meaning well-priced listings in this range are still selling very close to ask. Listings with price reductions are where the negotiating room lives.

The move-up segment ($800,000 to $1,400,000) is single-family dominated, typically 1,800 to 3,200 square feet on established lots. Bozeman’s luxury market, defined as over $1,000,000, had a median price of $1,400,000 in Q1 2026, down 4.7% from Q4 2025. Several homes in this range show original prices above current list, meaning sellers have already done the price discovery work.

The upper end ($1,400,000 to $4,685,000) includes large-lot properties, downtown adjacents, and historic homes near Willson and Tracy. Some have been active for 300 to 500 days. Others are brand new. That distance comes down almost entirely to original pricing decisions.

Big Sky — 150 Active Listings

Big Sky is a different market. The buyer profile is overwhelmingly out-of-state, families from Seattle, California, Texas, and the Northeast purchasing second homes or investment properties. What drives values is scarcity, resort access, and comparison to other luxury mountain markets.

That comparison matters. Aspen’s prices per square foot often reach $3,000 to $5,000 or more in prime locations. Big Sky’s prices per square foot remain comparatively lower, even in premier neighborhoods. The active CMA shows a median of $1,100 per square foot and an average of $1,350, a fraction of what comparable ski-in/ski-out access costs in Colorado.

The entry tier ($415,000 to $700,000) is resort condos, studio to 1-bedroom units in the Sitting Bull Road corridor and Mountain Village. Several carry days on market ranging from 30 to nearly 400 days, with meaningful reductions from original list prices.

The $700,000 to $2,000,000 range covers 2 to 4-bedroom condos, townhomes, and smaller single family homes across Meadow Village and Powder Ridge. Several listings here have been reduced and buyers with flexibility have real negotiating leverage.

The $2,000,000 to $5,000,000 range is where Big Sky’s full character shows up: homes with acreage, ski-in access, and Gallatin River frontage. Ski-in/ski-out access, mountain views, proximity to private clubs, and acreage all contribute to value independently of square footage. Jasper Ridge Lane, Crail Ranch, and Bluff View Drive are among the most active sub-segments right now.

Above $5,000,000, Big Sky operates as a global luxury market. The One&Only Private Homes at Moonlight Basin anchor much of the $9,000,000 to $18,500,000 range. The top of the market is 1320 Old Toby Road at $28,500,000, 8 bedrooms, 8,219 square feet, on nearly 500 acres.

What this means for buyers

In both markets, the story is the same. Listings priced to current market conditions absorb. Listings priced above them sit. The active data makes that split visible: some properties going under contract in days, others sitting for a year or more. Understanding which tier you are in, and which listings have already adjusted, is the most useful thing a buyer can know right now.
